  We propose to you in hiring between students of the apartments with Champs on the Marne, that we rent you by room with an individual lease. You have an exclusive right to the use of your room, and access to the whole of the common parts. You share an apartment of 100 m²to 124 m², comprising a show, one or two bathroom, one or two WC, one or two shows. Your housing is entirely furnished with all the domestic machines necessary. The hirings last in general between September and June of each year, but can also take place only during the summer months.

   Our apartments of recent construction have true safety locks to all the gates of rooms.

We are located at the heart of the Descartes city, gathering the IUT, the ESIEE, the Geographical Institute, the University of the Marne the Valley, the school of architecture.....

  Fields on Marne is next to the commune of noisy the Large one, is at 8 stations the RER (25 minutes) of the historical center of Paris (Châtelet/Les Halles).

Assistances With Housing for the students... or small return

  The CAF (Case of Family Allocations) delivers the Allowance Social Housing (A.L.S)
The assistances vary according to the rent, of the income, the nature of housing, the place of dwelling
The lease and the rent receipt must obligatorily be made out in the name of the student and not with that of his/her parents.
   The incomes taken into account are those of the former calendar year. Each 1st July, the CAF requires of all the allocatees their incomes of the former year. If the income is lower than 22500 F, the assistance with housing is calculated on the basis of this amount (called " floor of resources "), except if the student carries on a professional activity by continuing his studies.

  The wages perceived during the school and university holidays, the alimony poured by the parents are to be declared. On the other hand, the purses of higher education should not be declared if they are not taxable.

   If the student has less than 20 years, the fact of perceiving a help with housing is likely to decrease or remove the family allowances perceived by his/her parents. A choice, sometimes difficult, is essential :
• to deposit a request for assistance making lose with the parents a share of the family allowances.
• to give up at the request of assistance allowing the parents to keep the benefit of the family allowances.
Foreign students: a foreign student who wishes to obtain a help with housing must have a residence permit of a validity higher than 4 months. He must thus deposit a request for residence permit near the Prefecture on which it depends as of his arrival in France. This measurement is applicable to all the foreign nationals including those originating in the EEC.

     To make its request with the Case of Family benefits of MELUN on which depends housing. The lead time is about 3 to 6 weeks after deposit of your complete file. The ALS is versed to the tenant.

 Be careful
the assistances with housing can be versed with 3 months a retroactive effect. As of the signature of the lease, deposit your request.

 A particular management the summer :

   The Allowance Social Housing is suspended for all the students at July 1 of each year, except if they as fast as possible address to the Case Family benefits of which they depend, a certificate indicating that they keep housing all the summer. This measure is intended to wrongly limit the payments for periods when the students are likely to move.

Parts required :

  Each tenant signs a strictly individual lease engaging only him. It is held to maintain the apartment in a state of arrangement and cleanliness minimum, to warn the owner for any material problem concerning the apartment (water leakage, repair necessary for example).

   In the event of manifest disorder of one of the tenants obstructing the joint tenants or other occupants of the building, the owner will be able to terminate the contract of the disturbing tenant and to oblige it to leave under one month. This clause is consigned on the lease.

The duration of the lease is fixed private with the tenant. In general, it runs September until June included.

  One often calls " guarantee " the deposit poured to the owner. This amount of money, which is equivalent to one month of rent, makes it possible to the owner to be guarded against possible ascribable degradations with the tenant, and which would be discovered during the restitution of the keys.

   This should not be confused with the engagement of joint and several guarantee. Vis-a-vis with a nonsolvent person (what is the case of the majority of the students), the owner must claim the guarantee of a third having sufficient wages, which begin to ensure the payment of the rents and the loads in the event of failure of the tenant. In general they are the parents.

  The rental loads correspond to three categories of expenditure :
Certain taxes: the tax of garbage collection domestic.
The expenditure of servicing and minor repairss of the common parts.
The collective expenditure: collective heating, hot water, lighting of the common parts.

Your invoices of electricity depend on your personal consumption. Should be counted approximately 50 F/personne/mois.

rates :
  The students must pay the tax of dwelling since they occupy housing at January 1. Reductions are however possible if the student or his parents is nontaxable. It is necessary to count from 4 to 500 F per year.

 The Insurance Dwelling
  To ensure its housing is obligatory. Free with you to take the insurance who you wish, or to pass by the insurance of the financial backer who covers you of civil liability and any nonvoluntary damage that you can create, with a tariff quite lower than those which you can find on the market. The insurance chosen by the financial backer will provide you a receipt with your name.

  Except significant degradation and if agreement of the tenant, repairs and servicing of housing are carried out by the owner, this one taking to the tenants only the price parts.  The owner enters housing only for visited necessary for the improvement and maintenance work, or to make visit housing for forthcoming settings in hiring, with prior agreement of the tenant present.

   Establish an inventory of fixtures of output. Move before the maximum expiry of the notice, and clean or make clean your housing.
   You are held to regulate the rent and the loads until the expiry of the lease. The lease provides that a started fortnight is due, and that the departure of the tenant must be done before 11h00 morning the day envisaged.
